Pool Warranty: What It Actually Covers
A builder saying "it's warrantied" doesn't mean much until you know which of three different warranty types they're talking about. Unincorporated Harris and Montgomery County lots around Tomball and Magnolia often run on septic and private well systems, so equipment pads, plumbing runs, and excavation are planned around those systems during the site evaluation, not discovered mid-dig.

Three Different Warranties
A structural warranty covers the shell itself (cracking, settling) and typically runs the longest, often a decade or more. A workmanship warranty covers installation quality, plumbing, electrical, finish application, usually for a shorter period, a year or two. Equipment warranties (pump, heater, filter) come from the manufacturer, not the builder, and vary by product.
What to Confirm Before Signing
Ask specifically what triggers a structural warranty claim (some require proof the issue isn't from a third-party modification), whether workmanship and structural warranties transfer to a new owner if the home sells, and who handles warranty service, the builder directly or a manufacturer for equipment-specific issues. See Pool Contract Red Flags for related questions worth asking before signing anything.
